OK, one answer would be to sell up and rent. You would qualify for help with your rent if you were on a low income. This might not be what you want to hear but it is one option. I really feel for you and understand your dilemma. It's a situation I worry about too. For now I'm able to work but one day I might not be able to. I hope you can come to a decision that suits you. Best wishes from Naomi.

That's a tough one - the docs make a good point about retiring but doesn't help with the mortgage. Have you talked through options with your family? Have you got grown up children - if you have then maybe there are options to join forces with them.

Another idea to consider is equity release - there are risks involved and I'm no expert but you would be eligible as you're over 60 and own your own home. Here's a link to HousingCAre.org

Best wishes - Sylvia

ps I've just discovered that my in-laws went down the equity release route, so if you're interested I could ask them for a few details. They definitely enjoy a comfortable retirement and seem very switched on when managing their finances and independence and are currently in their mid 70's and going strong!

Brilliant idea Sylvia. Get the best advice on equity release though as some people have lost their homes. I'm sure there are good schemes out there though.

ESA and JSA can help with mortgage costs but it only can help with the interest NOT the capital repayments , and even then it will only pay at 3.63% no matter waht your interest rate.

If you release equity in your property and it produces capital or an income then you may not get help with rent if your capital and savings are over £16K and a sliding scale from £6K to £16K, or your income is above certain limits.

You really need to get full advice on the possible options from a qualified source such as CAB or Law Centre, and before you make any decisions.
CAB will probably not be able to give you detail of Financial products but will be able to give you detail of how various options will affect other entitlement to benefits etc.

Have a look at this age UK page here especially the leaflet "Can i afford to retire" as this gives you a general overview and seems to be targetted at your issues.

Regards

Rich

Hi Derek - so sorry to hear about your vertebra. You've really got so much on your plate right now, I hope you're not too stressed out. With Christmas upon us, there's not much you can do about the retiring issue, so try and put it out of your mind, and focus on having a relaxing time and recovering as much as you're able

Very best wishes - Sylvia xx

Oh gosh. If it's not one thing it's another. I'm so sorry to hear of all the pressure you're under. All you can do now however is rest up, get better and consider all options. I hope the neck/back is not too painful and that something can be done about it. Like the others said try to relax over Christmas and then get some advice in the New Year. best wishes from Naomi.

hi derek

im 36 now and took retirement about 6 yrs ago now as ive been through a lot with severe ra.

we do have a mortgage and i have a husband who works.
you can get emergency funds from government and things.
thinking through though, i dont know what you do for a living but there are things you can do from home with a lap top and dragon software

with respect, post 60 yr olds can get a lot of support through age concern, saga and other organisations.
there are community action groups who will help you navigate the system so Id suggest you get in touch with them.

locally, we have a person who sold their mortgaged home and now rents so when they have had to stop working the housing benfit will cover it but with the government cuts for under 35s this is no longer possible.

really, you need up to date advice.
thats what the local advocacy community action places are best at.

as for us, we get incapacity, my pension from teaching and dla plus my husbands p/t salary
we have to be really careful not to get into lots of debt

oh!
THE OTHER THING
try going on the utility warehouse website.
its saved us nearly 2k per year!
they do all the swapping over of things and is simply the best

hope you are recovering from hospital
all the best
